CanDarr Properties was founded by Bill Carroll and Daniel Carroll with a simple thesis: Cincinnati deserves better multifamily housing. Not mass-produced units, not value-engineered minimums — but thoughtfully designed, well-built homes that hold their value and serve their residents. No more adult dorm rooms.
We focus on a small number of projects at a time, which means we stay close to every detail — from site selection and construction to ongoing management. We know our tenants by name and our properties by heart.
Our work spans ground-up build-to-rent development, historic adaptive reuse, and hands-on property management across Cincinnati's most dynamic neighborhoods.
Every material decision, every construction choice reflects a long-term view. We own and manage what we build, so cutting corners isn't in our interest.
We select sites because we believe in the neighborhood — not because of a spreadsheet. Our projects are meant to add to the fabric of a place, not extract from it.
We manage our own properties. That means real responsiveness, real accountability, and homes that are maintained the way we'd want our own homes maintained.
Bill brings an extensive background in commercial real estate mortgage banking to CanDarr, applying deep underwriting discipline to every project the firm undertakes. His fluency in deal structure, financing, and market analysis ensures that each development is built on a sound financial foundation from day one — and positioned to perform over the long term.
Daniel leads development strategy, site acquisition, construction management, and property operations at CanDarr. From start to finish, he oversees the full development lifecycle — from land acquisition through stabilization. His hands-on approach ensures that every CanDarr project is built to the standard the company is known for, and that residents experience that standard long after move-in.
